Industry Density Benchmarks

Workspace density has compressed dramatically over the past two decades. In the early 2000s, the average was 250 sq ft per person (mostly private offices and large cubicles). By 2019, that had dropped to 150-175 sq ft. Post-pandemic, with hybrid schedules and activity-based working, leading companies are targeting 100-130 sq ft per person — but that requires intentional design, not just cramming more desks into the same space.

The key distinction is between usable density and capacity density. Usable density measures square footage per person based on who's actually in the office on a given day. Capacity density measures based on total headcount. If 40% of your workforce is hybrid, your usable density could be 60% higher than your capacity density — meaning you may have significant real estate optimization opportunity.

There's a floor below which you shouldn't go. Below 80 sq ft per person, employees report feeling cramped, noise complaints spike, and collaboration quality decreases paradoxically because people can't find quiet space for focused work. The sweet spot for most knowledge-work offices is 100-150 sq ft per person, with the lower end appropriate only if you have adequate alternative spaces (phone rooms, focus pods, collaboration zones).
